  3. Five-Year Master Lease – You grant us a fixed lease; your rent is guaranteed. The only concession is that the renovation outlay is deducted from the first year’s rent.

  4. Cash-Flow & Management – Once works finish, we launch the apartment on short-stay markets, handle pricing, guest care, housekeeping, maintenance and compliance.

  5. Win-Win Exit – At lease end you keep every improvement, a proven high-yield listing, and the option to renew, sell, or rent long-term at a higher rate.


2 | €15 000 Make-Over with a Third-Party Investor

  • Renovation funded by investor: €15 000

  • Standard rent (with no project): €18 000 per year

  • Year 1 owner rent after offset: €3 000 (the other €15 000 repays the investor’s capital)

  • Years 2-5 owner rent: full €18 000 per year, indexed

  • Short-stay income we generate: ~€35 000 in Year 1, growing ~5 % annually

  • Investor pay-back plan: €3 000 fixed + 10 % of annual net profit → investor fully repaid (principal + €1 500 premium) in about 30 months
